GENERAL DESCRIPTION:

The Mortgage Loan Processor is responsible for assisting borrowers through the loan processing and closing process including recertifying income and credit worthiness based on Underwriters file assessments and instruction, and coordinating closing logistics

CORE RESPONSIBILITIES:

Loan Processing

Be the direct contact for the Applicants.
Track, collect and analyze income and credit documentation with borrowers to monitor loan compliance.
Process the file collecting documents and financials for underwriter to be able to completely underwrite a file
Ensure all files are processed immediately upon program entry and quarterly thereafter, tracking dates. No file should go longer than three months without being processed.
Ensuring all files have all complete documentation for underwriting notating and escalating any delays or issues to VP.
Send weekly update to VP for files that require warning notices for non\-compliance with loan guidelines or responsiveness
Provide excellent customer service to future and current homeowners by answering questions and responding to requests about the process within 24 hours.
Assist in the closing scheduling for new home closings by coordinating cross\- departmentally with homeowner services to ensure all internal deadlines are met
*Coordinate and communicate each step of the contract and closing process with Home Purchase borrowers.*
Once Underwriter sends all necessary disclosures for each closing through the Loan System, Encompass processor

must

contact the partner family within 24 hours on how to complete them and answer any questions.
Keep up to date on Encompass software updates and become resident Encompass expert.
Attending closings as needed on behalf of Habitat Broward should the need arise.
Comply fully with all federal, state and local laws and regulations, including but not limited to the
S.A.F.E Act and its registration, renewal, and updating requirements
Closed files should be completely scanned/downloaded into the Processing folder and correctly labeled.
Send closed loan through to servicer withing three business days of closing.
Set up all confidential loan files and coordinate with finance for all post\-closing needs finance needs to record the closings in the accounting system.

KNOWLEDGE, SKILLS, ABILITIES:

Advanced in word processing, spreadsheets, and database management
Ability to quickly learn loan origination software.
Excellent written and verbal communication skills.
Ability to become a licensed Mortgage Loan Originator
Ability to maintain detailed and accurate correspondence logs.
Solid foundation of mortgage experience
Exceptionally organized and detail oriented.

Knowledge, acceptance and ability to work with diverse populations.
Ability to communicate with current and future homeowners with compassion and patience.

EDUCATION AND EXPERIENCE:

1 to 2 years’ experience in loan processing, underwriting or origination preferred.
Familiarity with loan documents
Ability to maintain confidentiality.

PHYSICAL REQUIREMENTS NECESSARY TO PERFORM THIS JOB:

This position will require sitting at a desk for most of the day and the ability to type.
Throughout the day, employee will move around the office building to perform various tasks and access files.
This position requires that the individual be on the telephone and at a computer for extended periods of time.
